Effective July 9, 2026. Inspector Gadgets ("the Service") is inspection-workstation software operated by EB28, Melbourne, Florida ("we", "us"). By creating an account or using the Service you agree to these terms.
1. What the Service is — and isn't
The Service is a software tool that helps licensed home inspectors prepare inspection reports: booking intake, public-records research, photo organization, and completion of official Florida forms. We are not a home inspection company, and we do not perform, review, or certify inspections.
You are the inspector of record. Every value the Service suggests — from public records, permits, or photos — is assistive prefill that you must verify before signing. Data pulled from government sources is provided "as is"; counties publish errors, and records lag reality. Acceptance of any form is always the receiving carrier's decision.
2. Accounts
- You must be (or work under) a licensed inspector where you practice, and provide accurate account details.
- You're responsible for your password and everything done under your account.
- New accounts are activated after payment (or trial setup) is confirmed.
3. Plans & billing
- Trial: your first inspection is free after signup with a payment card on file.
- Pay per pull: $5 per individual inspection pull, prepaid.
- Professional: $20/month, up to 10 inspections per calendar month.
- Unlimited Annual: $98/year, unlimited inspections.
An "inspection" is counted when a property record is given its address. Unused monthly allowance does not roll over. Prices may change with 30 days' notice; changes never apply mid-term to an already-paid period. Card payments are processed by Stripe — we never see or store your card number.
4. Refunds & cancellation
- Cancel monthly or annual plans anytime; access continues to the end of the paid period.
- Annual: full refund within 14 days of purchase if you haven't run more than one inspection.
- Monthly: the current month is non-refundable once an inspection has been run in it.
- Pulls: unused pull credits are refundable on request; a credit is spent once its inspection starts.

5. Your data
Your inspection records belong to you. See the Privacy Policy for what we store and where. You can export complete copies of any inspection at any time, and request account deletion by email.
6. Acceptable use
Don't share one account across a firm (each inspector needs their own), resell access, attempt to bypass plan limits, or use the Service for anything unlawful. Public-records lookups are rate-limited and cached to stay polite to government systems; automated bulk scraping through the Service is not permitted.
7. Availability & liability
We aim for the Service to be available whenever you need it, but it's provided without warranty of any kind, and third-party data sources go down on their own schedule. To the fullest extent permitted by law, our total liability for any claim is limited to the amount you paid us in the twelve months before the claim. We're never liable for the content of an inspection report — that's the inspector's professional work.
8. Changes & governing law
We may update these terms; material changes will be posted here with a new effective date, and continued use means acceptance. These terms are governed by the laws of the State of Florida.
