Step 02 — Set up the job
Drop in tomorrow's booking, then tell the app what kind of inspection this is — that choice decides which official forms and photos you'll need.
Create the property and fill the booking three ways: paste it from your Google Calendar, import an .ics file, or type it. Set who's on the report once — your license, initials, signature and logo — and it rides on every job after.

Step 03 — Research
Owner, parcel, year built, square footage, flood zone and permit history — pulled from official county and state sources, each with a link back to where it came from (design wind speed too, where the county GIS publishes it).
Tap Research + autofill (it also runs on its own when you pick an address). Anything you already typed is never overwritten — it's kept aside for you to compare.
What comes back — the app handles all of these
The fields fill in automatically and each source is listed with a verification link. Review, adjust, move on.
Loads instantly from your saved copy — no waiting on the server. Hit Refresh records any time you want the latest permits.
No public record for this address? You get the official source links to check by hand, or just enter the details yourself.
If the records server is slow to wake, it tells you to try again in a moment and offers the manual links — it never just spins.
Step 04 — Walk the property
Plain dropdowns for roof, electrical, HVAC and plumbing — the app turns your picks into the correct boxes on the state form. Labeled photo slots make sure nothing gets forgotten in the driveway.
Work the guided fields, then snap each photo into its slot — take them one at a time, or import a batch and the app auto-sorts them into the right boxes. Rotate, crop or brighten any shot right there.
Optional shortcuts & what they do
Point it at an AC, water-heater or panel label — it reads the serial, works out the age, and drops it in as a suggestion for you to confirm.
If the label is too dark or blurry, it asks for a closer, clearer shot rather than guessing. Nothing is ever invented.
Mark a defect photo and add a recommendation — it prints in its own section and pairs to the right 4-Point system.
Step 05 — Review, sign & deliver
A readiness gauge tells you the moment the report is complete. Sign it, and the finished documents are one tap from your client.
Work the "what's left" checklist, approve each finding and suggestion, then sign. Edit anything afterward and the report reopens for a fresh signature — so a signed report is always exactly what you approved.
