How it works — two different data sets

Property data and permit data are not the same thing.

State and county property sources may provide owner, parcel, year-built, square-footage, flood, roof, or similar details. Permit history comes from separate county and city systems and is not equally available everywhere. Inspector Gadgets shows the available information and keeps the source link with the job.

Property records — statewide

Owner, parcel, year built, square footage, flood zone, and related details pull statewide across all 67 Florida counties from the state property roll and FEMA flood data. Every value shows its source with a link so you can verify it before it reaches a form.

Permit history — by jurisdiction

Automated permit pull is available in a growing set of counties and city portals. Everywhere else, you get a one-click link to that jurisdiction's own permit portal so the search takes one tab instead of ten. The app tells you which you're getting the moment you enter the address.
